When jointly owning property, it can be held either as Joint Tenants or Tenants in Common:

• Joint Tenants: Your share of the property automatically passes to the other joint owner(s) upon your death.
• Tenants in Common: Your share becomes part of your estate, allowing it to be distributed through your Will. This can be used to leave your share to someone other than the joint owner or to protect your assets post-death via a Trust.

Our Severance of Tenancy service ensures your property ownership is correctly set up based on your estate planning needs.

Fees: £100 + VAT (includes a Land Registry search fee of £20 + VAT). If the Land Registry search shows you already own the property as Tenants in Common, we will refund your payment, minus the £20 + VAT search fee.

Once you purchase this service, a consultant will contact you to confirm the property you wish to sever. We will then draft the necessary documents and complete the Severance of Tenancy with the Land Registry after the signed documents are returned.
